Our Policies - Please Read

Our goal is to make sure all our guests are delighted with their stay with us. One way to do that is to make clear our understandings with each other. Please read our Policies before making your reservation.

Rates

Rates

Tax = 6.4%

All unit and site prices include two adults and two children, ages five through seventeen. Children four years of age and under are free. Additional adults and children are $5.00 per person per day. Dogs and cats in KOA Kamper Kabins or Loma Linda Motel units are $5.00 per animal per night. Dogs in RV or tent sites are $2.00 per animal per night. There is a maximum of 6 people of any age allowed in most sites/units. There is a maximum of 8 people of any age allowed in sites 70 through 74 and Kamper Kabin #8.

Visitors not declared or included at time of guest registration are $10.00 per person per day. It is less expensive to declare them as part of your party, provided you have not exceeded the number of people allowed per site/unit. If there are many visitors, it may be less expensive for them to rent their own site/unit, subject to availability.

Our weekly rate for KOA facilities is "seventh day free." There is no weekly rate for Loma Linda units.

The following are rate ranges. Rates may vary, up or down, for off-season, holidays, special events, or high demand sites. There may be minimum stay restrictions for holidays or special events.

KOA Campground:

The only discount we honor is the KOA Value Kard Rewards; One Value Kard per site/kabin.

Tent sites #51 through #69 (some have water, none have electric) - Range = $25.00 - $32.30.

Sewer/Water/Electric sites - Range = $33.00 - $40.30.

Sewer/Water/Electric (50 amp.) - Range = $39.00 - $45.30.

Water/Electric sites - Range = $28.00 - $35.30.

Deluxe Water/Electric sites on river (20/30/50 amp, patio) #70 through #74 - Range $48.00 - $54.30.

Kamping Kabins - Range = $51.00 - $62.30.

We have two different long-term rates for the RV sites. Our guests must do the math and decide which one is best/more cost effective for them:

Our regular monthly rate for sewer/water/electric sites is $490.00 (20/30 amp) and $590.00 (20/30/50 amp) for two people, $40.00 for each additional person. Sewer, water and electric are included. Sites are limited to the top row, numbers 1 through 13. If a guest leaves early, the amount is not pro-rated; rather, our regular nightly or weekly rate will apply.

Primarily for guests who wish to leave their rig on site and only visit periodically during the summer, we have an alternate choice. The rate is $388.00 per month, which includes eight nights for two adults and two children. Additional nights/people are charged at the regular nightly rate, up to a maximum of our regular monthly rate (above). Sewer, water and electric are included. However, water and electric must be un-hooked when the guest is not present. Sites are limited to the top row, numbers 1 through 13. A guest may use their Value Kard for any additional nights beyond the eight nights.

Loma Linda Motel:

Housekeeping Motel Rooms #M1 through #M3 - Range = $54.00 - $62.30.

Kitchenette #M4 and #4 - Range = $91.00 - $102.30.

Housekeeping Motel Rooms #M5 and #M7 - Range = $66.00 - $78.30.

Kitchenettes #M6, #M8, #M9 and #M10 - Range = $91.00 - $102.30.

Pavilion - $50.00.

Group rates:

There are no group rates in season (April 15 through September 30), or during special events or Holiday Weekends. Our group rates are 10% off for single-payer rental of 5 or more Loma Linda, Kamper Kabin, and/or RV units/sites; 15% off for single-payer rental of 10 or more Loma Linda, Kamper Kabin and/or RV units/sites.

We have a group rate for tenters as follows: Fifteen or more people can rent tent sites at $6.00 per person per day; minimum of four people per site; maximum of six people per site. Please call and discuss your plans with Jim or Amy.

Groups and Reunions.

We recommend that, whenever possible, groups visit the campground/motel in advance to see our facilities and select the specific sites/rooms they would like to reserve. We are here all year but it is best to call if you would like to visit during the winter when we are closed.

Our group reservation policy calls for a single-payor, advance deposit of 50%, payable at the time of reservation, with the balance, plus tax, due 30 or more days in advance of scheduled arrival. Any cancellations or changes made more than thirty days in advance of scheduled arrival will incur a $10.00 processing fee for each site/unit cancelled, with the balance of the deposit returned to the guest. Any cancellations or changes within thirty days of scheduled arrival will result in guest forfeiture of the full amount for each site/unit cancelled.

Regulations

Regulations.

Early Check-in, Late check-out.

Early arrivals, subject to availability, may be charged a $10.00 early arrival fee, at our discretion. Anyone wishing to stay past 11:00 a.m. must first ensure the site/unit is not reserved by another guest arriving that day. If the site/unit is available, the guest must then pay a late check-out fee: 11:00 a.m. to 4:00 p.m. = $10.00 per site/unit. Anyone occupying a site or unit past 4:00 p.m. will be charged for another night at the regular rate.

Check-in, Check-out.

Our Check-in time is 2:00 p.m. Those arriving before that time are subject to availability and may be charged an early arrival fee. Our check-out time is 11:00 a.m. Guests who would like to stay past 11:00 a.m. must check availability in advance with the front desk, and pay the late check-out fee. Rooms and Kabins (and their adjacent parking) must be vacated by 11:00 a.m., however, a late check-out fee may be paid to remain on the property, fishing, swimming, etc. so long as visitor parking is utilized.

Individual Deposit and Cancellation Policy.

A credit card deposit equal to the registration charges for your first night is required to guarantee a reservation. The deposit is charged to your card at the time of reservation.

One hour guarantee: Subject to limitations on our liability and the cancellation policies below, we will gladly refund you, in full, should we fail to perform as advertised. Claims must be made within one hour of arrival. Dump and cleaning fees may be deducted, depending on the circumstances.

If you are unable to honor your reservation, you must call and cancel prior to these deadlines:

RV/Tent: 48 Hours - Notify us by 4 p.m. two days prior to scheduled arrival date.

Kamper Kabin, Loma Linda units and Pavilion: 7 Days - Notify us by 4 p.m. one week prior to scheduled arrival date.

Reservations made after deadlines will require a non-refundable deposit.

A $10.00 cancellation fee is taken for timely cancellations. Cancellations after deadline will result in forfeiture of all deposit.

Holiday weekends, special events, groups, and required two-night-minimum stays have special deposit and cancellation requirements. Holiday weekends, special events, family reunions, groups, and two-night-minimum stays have a 30 day cancellation and a 50% deposit requirement.

We are not liable for matters beyond our control, including, but not limited to inclement weather, illness, acts of god, or unreasonable subjective dissatisfaction.

Visitors.

All visitors to the property must register before entering the property or using the facilities. Visitors not declared or paid for at time of guest registration must pay our visitor fee.

Rooms and Kabins.

All Loma Linda units and Kamper Kabins are non-smoking, "housekeeping" units. We clean all units and linens between guest stays, however, guests are expected to maintain units during the stay, and they must leave the rooms "broom clean" and, in the case of kitchenettes, with dishes, pots and pans clean and put away. Our laundry facilities are limited. We ask you to use the initial towels and linens for the length of your stay. There is a coin-op laundry on the premises if you need to clean your linens. Also, please bring your own beach towel for use at the swimming pool. Health and safety regulations prohibit cooking in Kamper Kabins or non-kitchenette Loma Linda units.

Children.

Ours is a family campground and we have plenty of things for kids to do. However, we do not have any day care facilities on the property and families are responsible for their children at all times. Parents should be especially cautious regarding the river, the pool, the highway and hiking and climbing in the mountains.

Vehicles.

Our speed limit is such that if a deaf and blind child darts out in front of you or behind you, from anywhere at any time, you will not harm them. We do not permit noisy scooters, bikes or off-road vehicle driving on the property. Each site/unit is set up for one passenger vehicle and one accommodation. We have overflow parking for extra vehicles, trailers or equipment. Please, do not park or drive on either side of the roads or your site pad. Those who use more than one site must register and pay for the additional site(s). Only park in the direction of the arrows, found on your site map. Vehicle washing or maintenance is not permitted on the property.

Peace and Quiet.

Quiet hours are from 10:00 P.M. to 8:00 A.M. That means the folks on the next site can sleep peacefully, even if they are in a tent or sleeping outside. This is a family campground. Respect other people. Radios, boom boxes and the like must be turned down to a reasonable volume. Drunken, loud, obnoxious behavior is not permitted. We reserve the right to remove anyone at any time, without refund.

Swimming Pool.

There is no lifeguard on duty at the pool. Please read and abide all signage at the pool. An adult must accompany children under 14 years of age. Pool hours are 10:00 a.m. to 9:00 p.m. The pool is chemically shocked at night after closing.

Lighting.

We are trying to work on "dark skies," and ask that you keep your night lighting to a minimum. If you feel uncomfortable in the dark, we recommend you bring a flashlight. Hopefully you will be able to sit around a campfire, look up, and see stars. Some folks have never seen any.

Fires.

Never leave your fire unattended. Please douse fires with water, not dirt. Please do not move your fire pit. Please use garbage cans and cigarette cans, rather than your fire pit.

Firewood.

Please do not collect any wood or kindling, dead, down, or otherwise, from the bed or banks of the river, or from this property. You may bring all your own wood for free, or buy our wood from the store. All vegetation, living and dead, is for shade, bank stabilization, erosion control, natural decomposition and natural habitat. With several thousand camper nights per year, the environment simply cannot withstand guest collection of wood for fires or for any other reason.

Trees and ground cover.

This is pinion/juniper/scrub oak country and, with our limited precipitation, this area is classified as a desert. Please leave our trees, and what little ground cover we have, alone. Tying anything to trees, or parking under the drip line, will compact soils, kill roots and ring the tree. Please roll up your carpet when you are not using it. Otherwise, the vegetation will not grow in that spot where you do not currently see any. If a tent is permitted on an R.V. site, it must be, like all vehicles, on the parking pad and not on either side.

Tent sites have no ground cover because tents kill it, in a matter of hours, in this climate. Thus, you may park your vehicle or pitch your tent anywhere in the tent site, so long as you do not block the roads or infringe on a neighboring site. The absence of ground cover on either side of the drive-through portion of an RV site does not mean tenting, parking or driving in that area is permitted. We are trying to establish ground cover in these areas. We have around 6,000 camper nights per year and vegetation must be respected if it is going to survive in this climate.

Conservation.

Please help conserve water, electricity, propane, and drain field capacity. Please limit showers to the purpose for which they were intended. Please turn off the water as you brush or shave, and please turn off lights if you are the last one out.

Fireworks.

No fireworks are permitted on the property. Provided there is no fire ban, we conduct a small, Colorado-legal fireworks display on the Fourth of July. Bring your lawn chairs and enjoy.

Weapons.

Brandishing or shooting weapons is not permitted on the property.

Extended stay guests.

Those who are staying for a month or more must sign our extended stay agreement. Please inquire.

Pet Policy

Pet Policy

We are animal-friendly and welcome our guests who enjoy traveling and sharing their experience with the family pet. However, to insure all of our guests have a safe and enjoyable time, we recommend our guests board their animal before coming, unless they can guarantee compliance with the following regulations.

We do not permit unattended, aggressive, or noisy animals. A six foot leash is required at all times, everywhere in the park, including down by the river.

Animals must be under the control and visual observation of their owner at all times. No animal may be left un-attended in the campground or in rooms or cabins.

Aggressive animals of any breed are not welcome. If an animal shows behavior that is protective and unfriendly to strangers, please leave it home. If you decide to bring an animal and it exhibits this type of behavior we will ask you to please find other accommodations, without refund.

Some insurance providers have identified certain breeds as having a history of unfriendly and aggressive behavior to both other animals and to humans. These breeds are Pit Bulls and Pit Bull mixes, Rottweilers and Dobermans. Any guest who brings such an animal to our facility is personally guaranteeing the animal is not unfriendly and aggressive to other animals or to humans. They will sign an acceptance of liability form guaranteeing as much.

Animals are not allowed to dig, nor can they be tied to any trees. If the animal poops anywhere, the guest must pick it up. Pet walk areas are available.

There is an additional charge for animals in rooms or Kabins. This charge is similar to a charge for additional people, and is not intended to cover damage to the facilities or any extra cleaning required due to the presence of an animal (hair, excrement, scratching, etc.). We recommend you keep your animal off of beds and bed spreads.

We encourage all pet owners to call in advance to inquire about any specific rules that might apply to their situation.
